After building work and before handover
What does professional post-construction cleaning include?
Direct answer
The essentials before comparing quotations
View the service: Post-construction and after-builders cleaning →Professional post-construction cleaning removes reachable fine dust, marks and identified residue after renovation so that a property can be inspected, handed over or occupied. The agreed scope can cover floors, skirting boards, joinery, bathrooms, fitted kitchens, horizontal surfaces and accessible glass. It does not replace trade snagging: unfinished paint, missing seals, damaged materials, heavy protection, rubble and repairs remain separate responsibilities.
The service depends on the real stage of the works. MayClean reviews the surface, new materials, dust, adhesive, silicone, paint, films, glazing, access and handover date before quoting. Dust-producing work should be finished, contractors should have removed equipment and waste, and water, power and lighting should be available. The quotation must identify the zones included, residue assessed, treatment limits and the person responsible for the final review.
01
How an after-builders clean differs from routine housekeeping
Routine housekeeping deals with normal signs of use: light dust, kitchens, bathrooms and floors. After building work, much finer dust can settle on high surfaces, inside tracks, on joinery, sockets, hinges and new finishes. It becomes airborne again when equipment is moved or when the sequence is poorly controlled. Residue also varies: plaster, wood dust, adhesive, silicone, paint and mineral film cannot be treated as one substance. More product or more pressure can damage the very materials that have just been installed.
Post-construction cleaning is therefore a structured presentation clean. It starts with a review that separates removable soiling from defects that the contractor must correct. Work generally moves from higher reachable areas downwards and from cleaner zones towards more contaminated ones. Tools are maintained to avoid carrying dust back into checked rooms. The method only works when co-activity is controlled. Sanding, drilling or cutting during the clean recreates the problem and makes an agreed handover standard impossible to verify.
02
What must be checked before the team arrives
First confirm progress. Dusty operations should be complete, unnecessary protection removed by the responsible trade and rubble taken away. Fixed equipment should be installed or its absence recorded. Water, power and enough lighting are required to work and to inspect marks. Access, lifts, parking and authorised hours must be confirmed, especially in a residence, a dense town centre or a managed building. Other contractors expected on the day should be named.
Next identify materials. New parquet, natural stone, lacquer, treated glass and sensitive fittings cannot receive a universal method. Manufacturer instructions, information from the installer or a local test may be needed. Finally, list the residue: tape, films, adhesive, silicone, paint, mineral haze, dust in tracks or marks on glass. Current photographs make it easier to decide what belongs in the cleaning scope, what needs a separate option and what remains a contractor correction.
- Dust-producing work complete
- Rubble, trade waste and equipment removed
- Water, power, lighting and safe access available
- Sensitive materials and manufacturer advice identified
- Handover date and review contact confirmed
03
The working sequence from inspection to final review
After the site walk-through, the team separates zones and protects what requires protection. Reachable high surfaces, doors, joinery, skirting, installed equipment and fittings are cleared of dust in a controlled sequence. Bathrooms and kitchens are treated according to their installation status. Floors are vacuumed and cleaned with a compatible process. Accessible glazing is handled only within the agreed brief, distinguishing routine washing from removal of construction residue. Equipment used in a heavily contaminated room should not carry dust into an area already reviewed.
A second pass may be required when dust settles again, particularly in large spaces or after substantial renovation. The possibility should be reflected in the schedule instead of discovered minutes before key handover. The final review uses adequate light and a zone list. Scratches, chips, incomplete seals, paint defects and installation issues are reported as trade matters. Cleaning makes the property clean and readable; it should not blur the boundary between presentation and the contractual quality of the building work.
04
Glass, new floors and sensitive finishes
Post-construction glazing requires particular care. Dust and fingerprints normally belong to cleaning, while paint, old film, adhesive, silicone or cement call for a separate assessment. Scraping without understanding the glass, coatings and residue can create permanent damage. Count the faces, height, tracks, balustrades and exterior access. The quotation should therefore distinguish accessible glass cleaning from specialist residue removal or technical-height access.
New floors vary just as much. Parquet, porcelain, marble, travertine, concrete and resin do not tolerate the same chemistry or mechanical action. Protection still bonded to the surface, cement haze and laitance are not ordinary dust. The installer’s information and a test can be essential. Premium Riviera properties often combine several finishes in the same route, so the order of work must also prevent water, dust or product being transferred from one material to another.
05
The mistakes that delay a property handover
The most common mistake is booking cleaning before the works are genuinely finished. One final cut, sanding operation or filler repair can contaminate every nearby room again. Another is leaving protective sheets, cardboard, paint tins and offcuts without naming who removes them. Their removal takes time and may reveal residue that was hidden during the quotation. A third is waiting until the day itself to mention high glazing, no running water or restricted loading access.
Cleaning should not be confused with snagging. Missing finishes, residue sealed beneath coatings, incomplete grout, chips and scratches remain with the responsible contractor. Finally, an unrealistic interval between works and owner arrival leaves no room for review. A villa or premium apartment benefits from a clean, a check and a final presentation pass. This sequence allows a missed area to be corrected without improvisation and documents anything that falls outside the cleaning service.
- Do not clean while dusty finishing work continues
- Name who removes protection, cardboard and rubble
- Separate cleaning, specialist treatment and trade repair
- Allow enough light and time for inspection
- Keep a buffer before handover or owner arrival
06
How to request a comparable quotation
Provide the town, property type, surface, levels and nature of the works. State the genuine end date for dusty operations and the handover date. Identify new floors, stone, lacquer, sanitaryware and glazing. Send general photographs and close-ups of the heaviest residue. Explain whether protection has been removed, whether rubble is gone and whether other contractors will remain on site. For a partial refurbishment, list the affected rooms rather than asking for a flat amount for the whole address.
Ask the quote to separate the cleaning base, glazing, special residue, height access and optional outside areas. Review treatment limits and the acceptance method. A visit is often appropriate when the property is large, several sensitive materials are present or the site is still changing. These details allow MayClean to organise a realistic after-builders clean in Monaco, Cannes, Nice, Antibes, Cap-Ferrat or Saint-Tropez and give the owner, project manager or concierge a usable working scope.

Frequently asked questions
Answers before making a decision
When should post-construction cleaning be scheduled?
After dust-producing work has finished and trade equipment and rubble have been removed. Keep enough time for a visual review before handover.
Is paint or adhesive removal included?
Not automatically. The residue, underlying material and risk must be assessed. The quote states whether specific removal is possible and within what limits.
Are windows included in an after-builders clean?
Only when the faces, heights, access and type of residue are listed. Films, construction marks or technical façades require separate qualification.
Can MayClean handle an urgent handover?
The request is assessed according to location, site status, access and available resources. Urgency does not remove the need for dusty work to be complete.

How this guide is prepared and checked
Erik Tentori checks this content against the information required to qualify a MayClean job: location, condition, materials, access, safety, deadline and expected result. Official references are linked when an external rule affects the scope. Examples help prepare an enquiry; they do not replace an assessment of the site or a quotation.
